Oma´s Ferienhäuschen was repeatedly brought up to modern standards with great attention to detail and a high financial outlay in the years after our family moved in in 1974, while never really changing the character of the house built in 1928. The last major renovation took place from June 2020 until May 2021.
The roof was completely renewed and brought to a new energy standard with 24cm on roof insulation.
Together with the already existing intermediate gap insulation, we now come to a total of 34cm roof insulation. The upper floor / sleeping level was thermally insulated with up to 8cm coconut wool and thus already contributes massively to the reduction of the total energy demand.
The floors in the upper floor was completely removed, newly insulated by another 10cm, before with OSB panels, impact sound and the newly installed brushed oak plank flooring was realized not only an allergy-friendly but also foot-warm floor.
New textSelf-evidently, the entire house was completely repainted inside and out.
No expense or effort was spared in the electrical / electronic realignment either: all rooms on the upper floor were equipped with LAN sockets, WLAN was re-localized in the central office of the house in order to have the best possible WLAN reception throughout the house. With the 50MBit line from Telekom, streaming is now possible throughout the house.
During the last renovation, we also paid attention to the environment and the ecological footprint: Despite the unfavorable legal situation at the time of planning (05-2020), a 14 kWp - PV system was placed on the new roof, which now - May 2021 - primarily uses the generated electricity itself through a 9.8kWh battery. So you can sit for hours in the whirlpool without a bad conscience, because this now runs 100% with self-made (= good =,o)) Electricity.
So now the share of the bought ( = bad =,o) ) Electricity even on overcast days to less than 5%.
New Well, if the sauna comes into play, this calculation does not add up: But since you generate a total of just under 75 kWh on nice days, it's okay even if you use the saunaa times. In the overall balance, you still generate significantly more electricity than you consume there.
Currently still in planning (realization probably 09/10-2021) is the conversion of the so far pure gas heating to a solar operation with heating support. For this, the south side of the sauna house will be used for tube collectors, which will then not only produce hot water for showering and bathing in "abundance" (planned are 2 buffer tanks with together almost 1400l hot water), but also supply the heating circuit with hot water until gas becomes necessary as a supplement.
Also here we expect a saving of CO2 over the year of about 65-70%!
As you can see: In the whole house - where at all possible - newest technology is brought to the employment, around pleasure,
Relaxation and recreation not only CO2 neutral but also to enjoy in excess CO2.
The ambience of the interior is high quality, antique and extremely well maintained. These unique pieces were collected over decades and restored and treated with much love.
Please cherish them as well by treating the furniture with care. And if something should happen - let us know and we will look for the best and most cost-effective solution to return the furniture to its original condition. Since such things can be expensive for the restorer, we recommend that you take out liability insurance for such cases.
Our employees have of course also been advised to look out for damage when moving out, and if necessary to document it. In this case, we would contact you afterwards and discuss the restoration.
